Justin Needham of Juicey Properties Ltd is sharing what is happening for him and his business in September!

September is almost here – what will this month bring? Here we’re talking to small businesses to find out what they have planned for the month.

Up today is Justin Needham of Juicey Houses Ltd who are a property development company based in Swindon.

How was your summer as we go into autumn? Were there any highlights for you or your business? 
I've been getting remortgages completed on several of my properties at less than 5% interest was a high for the month! As a result it has freed up some capital to invest in further properties.

What’s coming up for your business in September? 
I am looking to continue growing my property portfolio by investing in other properties. I love adding to my Swindon portfolio. I think it’s a great place to live and I want to get more houses available so that others can see how fantastic it is.

It’s ‘back to school’ month or ‘start of university’ month – is this relevant to you personally or professionally?
This month is good for me because I don’t have to worry that the tradespeople, that I use as part of my business, are going to be at home looking after their children or jetting off on a holiday somewhere. August has always been a difficult time when it comes to getting trades people due to the school holidays as, understandably, they have to be at home with their children due to the school holidays, so I’m glad that September is now here.

September is also known as ‘organic’ month – when it comes to your business organisation personal life what do you do to be ‘more green’?
Whenever it is possible I ride my bike to visit or view properties to reduce my diesel bill, increase my fitness level and to be more ‘green’.

World Gratitude Day takes place this month (Sept 21) – what are you grateful for in your business/at home? 
I am grateful that we live in a country that has a temperate climate. I’m not great in the heat. 25 degrees is plenty warm enough for me! 

What are your hopes for business for the rest of this year?
I am hoping to develop the property development side of the business by doing joint ventures with people who are looking to invest in property. It is normally people who have not got the time, knowledge, experience or confidence to venture into property by themselves. So that could be buying a property and splitting it into separate flats to increase the number of people who can live in the property and the rental/resale potential of the property. 

We are dealing with a lot of messages around ‘bad’ news such as the rising cost of living and interest rates rising. How are you keeping positive??
I have 2 tips. 

  1. Don’t listen to too much news. And don’t blindly accept what they are telling you. I hear and see what the media are telling us about the property market and it is very downbeat and misleading. 2023 is the best year that we have had since 2008 (Credit Crunch), to invest in property. The price of property has come down and rents are continuing to rise at an all time high. 
  2. Look after your mental health. And one of the best ways to do that is to exercise. This is not new. The Ancient Romans had the saying ‘Mens sana in corpore sano’. Which means: Healthy Body – Healthy Mind. As an ex PE teacher, I almost feel that it is my civic duty to help people that struggle with this. I can offer you a free property valuation and consultation, on any property that you are wanting to sell or buy. Further to this I will discuss joint venture opportunities with anyone that hasn’t the time or knowledge to invest in property at the moment but would still like to start making money from property.

I have 2 preferences. I listen to the ‘Crime Drama’ podcasts on the BBC Sounds App. And I listen to Simon Zutshi’s ‘Property Magic’ podcasts, which are very informative and keep the listener up to date with what is going on in the property world.
